Miami Private InvestigationsOn November 7, 1995, Aventura voters approved a city charter and incorporated as Miami-Dade County's twenty-eighth municipality (City Code & Charter). The city covers 3.2 square miles on the Intracoastal Waterway in northeast Miami-Dade and calls itself "an upscale condo community with some of South Florida's best-known large-scale condominium projects and apartment buildings" (Live & Play). The 2020 Census counted 40,242 residents (Census P.L. 94-171 file).
The city's own fact sheet puts Aventura 12 miles north of Miami and 12 miles south of Fort Lauderdale, counts 2,378 businesses and about $14 billion in total real estate value, and names retail and medical as its major industries (City Facts). A lot of property in a small footprint, next to a county line, is exactly the setting where asset questions, due diligence and cross-county paperwork come up. Finding and valuing assets
With that much real estate value packed into 3.2 square miles, the question in a divorce, a judgment collection or an estate dispute is often simple: what does this person own, and under what name? Our asset checks start with the Miami-Dade Clerk's official records for deeds, mortgages and liens. If a unit is titled to a company rather than a person, Florida's Sunbiz filings show that entity's officers and registered agent. In a divorce, Florida lets a judge order an unequal division when marital assets were intentionally dissipated within two years before the petition (s. 61.075(1)(i)), which makes timing of transfers important.
Due diligence before a deal
Buying into a retail business, joining a medical practice, lending to a developer, hiring a financial adviser: in each case, the record is worth reading before the signature. Our corporate due diligence pulls company filings, court history and recorded judgments, and background investigations confirm that an individual's identity, credentials and history match the story.
Condominium association conflicts
Condominium and cooperative buildings of three or more habitable stories must pass milestone structural inspections under Florida law, with the association responsible for compliance (s. 553.899). Assessments and repairs can divide a building. The city's condo resources page sends owners to the state's Condominium Ombudsman and to the Department of Business and Professional Regulation's complaint process (City of Aventura, Condo Complaints). What we add is fact-finding for the board, an owner or their counsel: who is behind a vendor, what the public record shows about it, and lawful documentation of what is happening on common property you are entitled to be on.
Relationships, family and someone new in the picture
An adult child worried about a parent's new companion, a spouse who suspects an affair, a parent weighing time-sharing concerns: these cases are personal and need discretion. Florida's no-fault rule (s. 61.052) does not make conduct irrelevant, since alimony may reflect adultery and its economic impact (s. 61.08). Courts and records: two counties, one short drive
Aventura is in the 11th Judicial Circuit. The circuit's courthouse list includes the North Dade Justice Center at 15555 Biscayne Blvd., Miami, FL 33160, which carries 33160, one of the two ZIP codes the city lists for Aventura. The county's main civil courthouse is the Osvaldo N. Soto Miami-Dade Justice Center at 20 N.W. 1st Avenue in downtown Miami. It opened with a ribbon cutting on November 10, 2025, and the county says it "replaces the historic Miami-Dade County Courthouse, which has served the community since 1928" (county release). The Clerk's building page lists probate, foreclosure, civil jury, the County Recorder and circuit and county court among its services. Which courthouse hears your matter depends on the case type; your notice or your attorney will say.
Miami-Dade records come from the Clerk of the Court and Comptroller, including the civil, family and probate case search. The wrinkle in Aventura is the county line. Hallandale Beach, just to the north, is in Broward County, which is the 17th Judicial Circuit. Its main courthouse is the Central Judicial Complex at 201 SE 6th Street, Fort Lauderdale, with a South Regional Courthouse at 3550 Hollywood Blvd., Hollywood, and its records come from the Broward County Clerk of Courts. When a subject lives on one side of the line and banks, works or owns property on the other, we search both counties.
Evidence a court can use
Our reports are built to be authenticated, because Florida requires it before evidence is admitted (s. 90.901): the observing investigator is named, and time stamps and vantage points are recorded. Evidence tends to be admissible when it tends to prove or disprove a material fact (s. 90.401), and anything derived from an illegal interception is barred (s. 934.06). Aventura cases often reach into the neighboring cities along Biscayne Boulevard and the coast. Nearby communities, with 2020 Census counts:
- Sunny Isles Beach (22,342), the oceanfront city to the southeast.
- Golden Beach (961), the small town across the waterway on the ocean side.

Condo towers, private marinas and residential lobbies are private property. Unauthorized entry into a structure is trespass (s. 810.08), so we plan observation from public roads, public parking and shopping areas open to everyone.

- Both counties, if needed. We decide early whether Broward records belong in the search.
- Records review. Official records, dockets and company filings, so any field time targets what the documents cannot answer.
- Approved plan. Tasks, time frame and purpose are agreed in writing before work begins.
- Findings you can use. A written report with sources, time stamps and images, ready for your attorney, accountant or board.
Where the law stops a Florida PI
Chapter 493 covers inquiries into a person's "transactions, reputation, or character" and the location of lost or stolen property (s. 493.6101). Asset and due-diligence work in particular runs into these limits:
- No bank pretexting. Getting account information from a financial institution by false statements is prohibited under federal law (15 U.S.C. § 6821). Account records normally come through legal process in the case.
- No phone-record pretexting. Obtaining someone's confidential phone records by false statements to a carrier is a federal crime (18 U.S.C. § 1039).
- No hidden recordings of private conversations without everyone's consent (s. 934.03).
- No GPS on another person's car. Investigators have no general exception under s. 934.425, and a divorce filing is presumed to revoke a spouse's consent.
- No impersonating officers, by uniform, badge or credentials (s. 493.6118(1)(i)).
